What is the make up of the Moorings HOA board?

Our all-volunteer HOA board consists of officers; President, Vice President, Treasurer, and Secretary, as well as 6-8 at large members. Five of these board members are street representatives. Officers elections are held each year at our July HOA mtg which concludes our HOA FY.

What is the role of a street representative?

acts as a vital communications and reporting link between residents on their street and the main HOA board.

When and where does the HOA board meet?

Board meetings are generally held the third Wednesday of each month, typically at the home of one of the board members.

What business is conducted at the HOA board meeting?

A standard meeting agenda will include approval of the previous meeting’s minutes, a President’s report on current projects and business, a Vice President’s report on topics like social and directory updates, a Treasurer’s report on financial status and transactions to date including the previous month, a Secretary’s report on upcoming events and the HOA newsletter, a roads and grounds report, a waterways report, a SPRA report, reports from each of the street reps, new business and open action items.

What are the Moorings HOA covenants?

Our HOA covenants are legally binding rules for residents in a Moorings community, designed to maintain property values and neighborhood appearance by regulating things including parking, pets and rental policies. These rules are recorded with the property deed, applying to all current and future owners, and are enforceable by legal action if violated.

How much are the annual dues to the Moorings HOA?

In order to fund ongoing grounds upkeep, equipment maintenance, community advocacy and engagement, and covenants enforcement; each homeowner is requested to pay a non-compulsory fee of $100 each year. Covenant enforcement in particular requires healthy financial reserves to litigate persistent rule violations.

How and when does a Moorings homeowner pay the annual HOA dues?

The HOA board does its best to collect dues during the 1st quarter of each calendar year. Homeowners can pay by check (addressed to Moorings HOA or Moorings Association, Inc. (mailed to: P.O. Box 372163, Satellite Beach, FL 32937) or by using the secure payment portal on this website.

How does the Moorings HOA enforce the covenants?

Our Covenants are official, registered with the state, binding for every parcel within the Moorings development, and enforceable. The HOA Covenant Enforcement Process is similar to the Brevard County Code Enforcement. The board acts solely off of residents’ complaints. Usually a phone call to the violator corrects the issue. We rarely have a covenant violation go to the attorney involvement level, but it happens now and then to correct a violation.

How can homeowners support the Moorings HOA beyond paying annual dues?

For the most part, maintaining your property, looking out for and being considerate of your neighbors, and observing HOA covenants helps to promote a healthy, happy and high valued neighborhood. Volunteering to help with our special projects, events and committees is also very much appreciated.
