About the Moorings HOA
The Moorings Homeowners Association is registered in the State of Florida as Moorings Association, Inc., a private HOA organization that was formed May 4, 1973 (pursuant to Chapter 712 of the Florida Statutes) to oversee and manage different parts of the neighborhood’s common spaces and improve the community’s quality of life and property values. For purposes of revitalizing the Previous Declaration pursuant to Florida Statute §720.403, the HOA’s covenants and restrictions were amended and recorded with the Clerk of Courts on August 13, 2019.
The Moorings HOA Board is made up of passionate and dedicated volunteers who are property owners living in the Moorings community. Some board members are longtime residents, some are business owners, some retired…a cross section of our community that donates considerable time and effort to maintain common areas including the north and south entrances, plan improvements, foster community relations, advocate for residents in government matters, and enforce covenants.
The structure of the Moorings HOA consists of:
Governing Documents:
- Declaration of Covenants, Conditions, and Restrictions: Defines property rights, restrictions, and the HOA’s purpose.
- Bylaws: Detail internal governance, board elections, meetings, and officer duties.
- Articles of Incorporation: Formal registration with the state of Florida (sunbiz.org) as a non-profit corporation.
- Rules & Regulations: Specific day-to-day rules (e.g., pet limits, decorations).
Governing Body:
- Board of Directors and Board Officers: President, Vice President, Treasurer and Secretary elected by homeowners (members).
- Volunteer Positions and Committees: Landscaping, events, etc.
- Responsibilities: Budgets, maintenance, vendor contracts, rule enforcement, financial oversight, and legal compliance.
Membership:
- Homeowners: Within the Moorings community
- Florida Statutes Compliant: Governed primarily by Chapter 712 of the Florida Statutes
Financial Structure:
- Collects Noncompulsory Dues: For common areas maintenance, amenities, and management.
- Financial Reporting: To HOA members
Functions:
- Formation: Creates documents, incorporates as a non-profit, and records them.
- Management: Board makes decisions regarding community maintenance and improvements
- Enforcement: Enforces HOA covenants (e.g., architectural, maintenance)
